Enclave HOA Board Meeting Minutes
Date: August 12, 2026
Attendees: Tyler Martin, Darin Hefner, Nicole Delahanty, Karli Markoski
Community Maintenance & Compliance
- Trash Cans: Follow-up warning letters will be sent to two additional properties. The board will conduct a neighborhood drive-around on Saturday to check compliance, followed by a friendly community reminder on Facebook regarding visibility rules.
- Property Compliance: Tyler to email the homeowner regarding long-standing yard, weed, and tree-trimming covenant issues, providing landscaping contact info. A certified letter will follow if unresolved.
- Trailer Exception: The trailer at residence on Cantburg is permitted temporarily for ongoing home renovations.
- Catch Basin: Aaron (lawn care) will clear weeds during the fall clean-up; mowing will continue at a bi-weekly schedule coinciding with clubhouse lawn care.
- Mailboxes: Information regarding mailbox upgrades will be included in the upcoming fall newsletter.
- Entrance Tree Maintenance: Darin will check if Aaron George handles tree trimming and will coordinate with resident Bob Scott regarding quotes to remove dead limbs near the entryway. The board will inspect the rest of the entryway for additional dead trees.
Pool & Clubhouse Operations
- Health Inspection: Passed the second inspection on August 12 with no issues. The next inspection is scheduled for spring 2027.
- Supplies & Equipment:
- Nicole will purchase a pool log book and a new leaf blower for clubhouse/pool area maintenance, then submit receipts to Tyler.
- The board is researching new durable, stackable pool chairs (black or white straps) and discussing winterizing furniture by tarping and tying it down on-site.
- Pool Closing: Nicole will confirm the order of the new winter cover and schedule closing closer to Labor Day, pending weather forecasts.
- Access & Keys:
- Only 40 keys remain; more will be ordered next spring.
- Darin will manage access, implement a key retrieval policy at the end of the season, and publish a key FAQ.
- Security Cameras: Darin will research pricing options to upgrade camera memory beyond the current three-day limit.
- Staffing: Pool position pay rates are under review following the onboarding of a new pool cleaner.
Community Events & Governance
- Possible Labor Day Cookout: Proposed for Sunday, September 6th at the clubhouse. The HOA would provide up to $200 for meat, with neighbors bringing sides and desserts. Darin to create and distribute the flyer if confirmed.
- Board Vacancy: Karli will reach out to Krista Bridges regarding the open Treasurer position
- Next Board Meeting: Thursday, September 17th @ 7:30pm
