1. Welcome
Board members and attending residents introduced themselves.
2. Budget Review
2025 Budget Overview
- Review of 2025 budget and expenditures.
- Planned interior clubhouse updates were delayed due to only having three board members for part of the year.
- Utility expenses have been lower than in previous years.
- Tyler provided the 2025 Budget vs. Actual for March 2025–February 2026.
2026 Budget Preview
- Most budget categories are projected to increase by 10%, with utilities increasing by 5%.
- Board aims to build reserves to prepare for future repairs, including:
- Clubhouse roof
- Pool equipment
- Annual dues will remain at $650 for 2026.
Resident Input
- A suggestion was made to obtain additional quotes for lawn care services.
- Resident recommended: Aaron George – 330-622-0088.
3. Pool Updates
Pool Cover
- A small tear has been identified; replacement will be needed soon.
- Estimated cost: $7,000.
- The Board will reassess the condition in the spring.
Pool Cleaner
- Board is budgeting for an automatic pool cleaner for 2026 to reduce manual maintenance time.
- Current cleaner is not functioning well.
- A broken part was replaced rather than purchasing a new unit at this time.
4. Clubhouse Updates
Planned Improvements
- Upcoming considerations include:
- New flooring
- Painting
- Addressing bathroom rust
- Adding a covered patio or shaded area off the pool deck
Security Suggestions
- A resident recommended installing a camera and motion-sensor lighting at the clubhouse entrance to prevent vandalism and unauthorized use.
Roof Status
- Roof replacement will likely be needed in the near future, but no current issues.
Clubhouse Committee
- Board proposed forming a clubhouse improvements committee for planning and recommendations.
Rental Instructions
- Reservations can be made through the Enclave website.
- A $100 deposit check should be mailed to the HOA mailbox upon booking.
- The check will be destroyed after the event if no damage or issues are reported.
5. Pond Issues
Debris & Cleanup
- Sticks, branches, and debris around the pond were noted as unsightly.
- HOA is responsible for pond interior maintenance; may need to find another pond company to do so.
- Residents are responsible for shoreline maintenance.
Sidewalk Concern
- A sidewalk section near the pond is uneven and has a drop-off; the Board will review the issue.
Dredging
- Recent dredging appears effective; pond remains drier and floods less frequently.
Vegetation
- Lily pads are appearing; the Board will confirm with the pond maintenance company that they remain controlled.
Fish
- A muskie is currently in the pond; possible removal was discussed due to concerns about wildlife impact.
- White Amur added ~12 years ago continue to help control algae.
6. Board Items
Communication Improvements
- Planned updates to:
- Email database
- Website
- Facebook page
- All meeting minutes will be posted on the Enclave website moving forward.
- Goal: send announcements and updates through email and the website by end of year.
Board Member Compensation
- Board members currently receive no compensation.
- Beginning February 2026, board members will receive half off HOA dues.
- Pro-rated compensation by term/year may be considered.
Board Membership
- Corey Hammond announced he will step down as President at the end of 2025.
- This will create an open Board position.
